How it works

From first message to follow-up.

  1. 01

Tell us what you have seen

Call, WhatsApp or send the form with the signs, the rooms and your postcode. A photo helps if you can take one safely.

  2. 02

We confirm the price in writing

You get the treatment price, the number of visits and what is and is not included before any work is booked.

  3. 03

    Inspection and treatment

We find where the pest is active and treat the cause, not just the sighting. You get a safety report.

  4. 04

    Follow-up and proofing advice

Packages include a follow-up visit and advice on sealing entry points, so the problem does not return.

Council or private?

Redbridge Council also treats pests.

The council is a real option, and its fees are public. Here is what it publishes for 2026/27 so you can compare like with like.

Redbridge Council domestic pest control fees, 2026/27
PestCouncil feeVisits
Rats£2003 visits, 7–14 days apart
Mice£2003 visits, 7–14 days apart
Cockroaches£2303 visits, 7–14 days apart
Bed bugs (up to 3 rooms)£3252–3 visits, 21–28 days apart
Bed bugs (up to 5 rooms)£4152–3 visits, 21–28 days apart
Garden ants£1501 visit
Fleas£2001 visit, customer preparation needed
Wasps£951 visit, service runs 1 June to 31 October
  • Redbridge charges per household. A property split into flats or rooms is booked and charged separately.
  • Rodent proofing is not part of the council treatment price.
  • If new activity appears after a month pest-free, the council treats it as a new infestation and charges again.

Compare the price, how many visits it covers, how soon someone can attend, what proofing is included and what happens if the pest returns. Fees and conditions change, so check the council's live pest control page before you decide.

Where we work

Ilford, IG1 to IG6, street by street.

  • IG1Ilford town centre, Cranbrook, Loxford

Dense mix of flats, converted houses and shops. Shared walls, pipe routes and communal bins matter more here than in a detached house.

  • IG2Gants Hill, Newbury Park, Aldborough Hatch

A suburban mix of houses and flats. For wasps and rodents, sheds, lofts and eaves are the usual places to check.

  • IG3Seven Kings, Goodmayes

Many terraced houses and houses converted to flats or shared lets. Tell us which units are affected so the scope is clear.

  • IG4Redbridge

Mainly residential streets. Entry-point checks around airbricks, pipe gaps and the loft are the priority for rodents.

  • IG5Clayhall, Barkingside

Compost, bird feeders, bins and clutter in outbuildings are common draws for rodents, so we check outside as well as indoors.

  • IG6Barkingside, Hainault, Fullwell Cross, Fairlop

Gardens, garages and sheds are worth checking for wasp nests and rodent entry, alongside the house itself.

Flats, landlords and HMOs

Shared buildings need a clear scope.

  • Pests move through shared walls, pipe routes and communal areas, so we agree which rooms or units are covered before treatment starts.
  • Redbridge licenses houses in multiple occupation. A privately rented property with five or more people from two or more households needs a mandatory licence, and the council's additional scheme covers three or four people from two or more households. Check your licence position with the council.
  • Tenants, landlords, letting agents and managing agents can all request treatment. Say who is asking and who will give access.

Through the year

What is active and when.

  • Autumn and winter

Rats and mice look for warmth and move indoors. This is the time to check the loft, kitchen units and pipe gaps.

  • Late spring to early autumn

Wasp nests grow through the season and are at their most troublesome in August and September.

  • Summer

Warm weather helps fleas develop quickly, especially in carpets and pet bedding.

  • All year

Bed bugs and cockroaches live indoors, so central heating keeps them active through winter.

Still unsure? Call 020 8149 4328 or message us on WhatsApp.

How much does pest control cost in Ilford?
Our starting rates are £69 for ants, £89 for fleas, £90 for a wasp nest, £99 for mice, £109 for rats, £119 for cockroaches and £149 for bed bugs (one room). Multi-visit packages for a 1-bed property are £160–£190 for two visits and £210–£230 for three. The final price depends on the property, the infestation and the number of visits, and we confirm it in writing before any work is booked.
Is council pest control cheaper than a private company?
Redbridge Council publishes its own fees: for 2026/27, £200 for rats or mice over three visits and £95 for a wasp nest. Compare the price, number of visits, what proofing is included, how soon someone can attend and what happens if the pest returns. The council's fees and waiting times can change, so check its live page.
Do I need to know which pest I have?
No. Describe what you have seen and where, and send a photo if you can do so safely. We identify the pest at the inspection and tell you what the treatment involves.
How many visits will I need?
Wasp nests are usually one visit. Rats, mice, cockroaches and bed bugs normally need follow-up visits, which is why we offer 2-visit and 3-visit packages. The number is confirmed with your price.
Does the price include proofing?
Treatment removes the active problem, and proofing helps stop it returning. Our 3-visit package includes proofing recommendations. If you want entry points sealed, we tell you which work is included in your quote and which is extra before you agree.
What does the guarantee cover?
The 2-visit package comes with a 1-month written guarantee and the 3-visit package with a 3-month written guarantee. The guarantee terms are written on your quote, including any preparation or proofing you need to do.
When can I contact you, and are you insured?
We reply Monday to Saturday, 8am to 8pm, by phone, WhatsApp or the online form. Bestone Services carries public liability insurance for its work.
Is the treatment safe for children and pets?
We give you a safety report after treatment that says what was used and what to do about children, pets and food areas. Tell us about children, pets or anyone with a health condition when you book.
I rent a flat and the pests may be coming from next door. What should I do?
Tell your landlord or agent straight away and check your tenancy agreement, because who pays can depend on the tenancy and where the pests come from. We can inspect your unit and advise on whether neighbouring flats need checking. Treating one unit does not automatically cover the rest of the building.
Can you treat an HMO or a shared house?
Yes. Tell us which rooms and units are affected and who can give access. We agree the scope with you before treatment so every visit is clearly accounted for.
Which areas of Ilford do you cover?
We cover Ilford and the wider Redbridge area: IG1 (Ilford, Cranbrook, Loxford), IG2 (Gants Hill, Newbury Park), IG3 (Seven Kings, Goodmayes), IG4 (Redbridge), IG5 (Clayhall, Barkingside) and IG6 (Barkingside, Hainault, Fullwell Cross, Fairlop). Our base is 28–42 Clements Road, Ilford IG1 1BA.
