Council or private?
Croydon Council treats pests, and you can choose.
The council says you do not have to use its service. This is how the two options differ.
| Question | Croydon Council | Bestone |
|---|---|---|
| Who carries it out | Southwark Council, as the council's contractor | Bestone's own team |
| Who pays | Private tenants and owner-occupiers pay for all treatments. For council tenants, some may be free and some charged | You pay the price we confirm in writing |
| When you see the price | Full charges are shown before you make a booking | Starting prices are on this page, and the final price is in writing before booking |
| How you book | Online, by describing the problem and choosing an inspection appointment | Phone, WhatsApp or the online form |
| Guarantee | Check when you book | 1 month on 2-visit packages and 3 months on 3-visit packages. Single visits have no guarantee |
Council services and charges change, so check Croydon's pest control page before you decide.

Food businesses
Croydon inspectors do close kitchens.
Five closures
In January 2026 the council reported five food businesses ordered to close over serious pest infestations, after two more closures the previous May.
What inspectors found
The cases it described involved mice, rats and cockroaches.
691 inspections
The food safety team had carried out 691 food hygiene inspections since April 2024. That counts inspections, not infestations.
What we can do for you
- Regular checks of food stores, kitchens and bin areas.
- A written record of what was found and what was done.
- Advice on entry points, so a treated problem does not come back.
- Separate advice for market stalls, including Surrey Street, which trades seven days a week.
Landlords and HMOs
New licensing rules since September 2026.
- Two new schemes began on 25 September 2026. Selective licensing covers privately rented homes in 14 wards, and additional HMO licensing covers smaller HMOs across the borough.
- A property with a mandatory or additional HMO licence does not also need a selective licence.
- A pest problem in a rented home can come down to repairs, tenancy terms and the cause. Report it early and keep a record of what was said.
- In a shared building, we agree which rooms or units are covered before treatment starts.

Rats and drains
Treatment is one job, the repair is another.
Rats can follow a damaged drain. Before you pay for a repair, find out who is normally responsible for it.
Private drain serving one property
Normally the owner or landlord, inside the property boundary.
Public sewer or shared lateral drain
Normally the sewerage company.
Highway drainage
The highway authority.

How it works
From first message to follow-up.
01
Tell us what you have seen
Call, WhatsApp or use the form with the signs, the rooms and your full postcode. A photo helps if you can take one safely.
02
Get the price in writing
You see the treatment, the number of visits and what is not included before any work is booked.
03
Prepare, then treatment
We tell you how to prepare, because bed bug and flea treatments depend on it. You get a safety report afterwards.
04
Follow-up and proofing
Packages add a follow-up visit and advice on entry points. Repairs to buildings and drains are separate work.
